The home buying process in California follows a series of structured steps that help guide buyers from initial planning to final ownership.
The process typically begins with finding the right REALTOR®. I have years of knowledge and hundreds of transactional experiences to call upon when serving your needs. There is very little I have not experienced in my career. This gives clients peace of mind that they have a proactive REALTOR® on their journey, whether it be a first purchase, luxury purchase, relocation, exchange, property management, divorce, short sale and foreclosure alternatives (HAFA certified), or whatever the circumstance. Once we've agreed to work together, Buyers sign a Buyer Broker Agreement, which defines the working relationship, services, and compensation.
Next, financial preparation. Buyers review their finances and obtain a mortgage pre-approval, which helps determine their purchasing power and demonstrates to sellers that they are qualified. If you need a referral to a mortgage lender, let me know! I have several I can recommend.
Then, buyers work with me to begin the home search. This includes identifying preferred locations, touring homes, and evaluating options based on lifestyle and goals. Buyers and sellers agree the key is that I am a negotiator, a counselor, and an advocate – proactive on my client’s behalf, guiding and advising them on the options and decisions they will be facing. Always holding the conviction that people are smart enough to make their own decisions, I believe that REALTOR® and RESOURCE are synonymous.
Once a buyer finds a suitable property, an offer is submitted. The offer includes the proposed price, terms, and conditions. The seller may accept, reject, or negotiate the offer before an agreement is reached.
After acceptance, the transaction enters escrow. During this phase, inspections are conducted, disclosures are reviewed, and the buyer’s loan is finalized. This is also when important due diligence takes place to ensure the property meets the buyer’s expectations.
The final step is closing, where documents are signed and ownership of the property is transferred from the seller to the buyer.
