What is happening in the Concord real estate market right now?

The Concord real estate market is currently experiencing a period of adjustment, creating opportunities for both buyers and sellers.

Home prices have shown modest softening compared to previous years, with some data indicating slight year-over-year declines. At the same time, demand remains present, particularly for homes that are well-prepared and priced appropriately.

One notable trend is the increase in price reductions among active listings. This reflects a market where pricing strategy is especially important. Sellers who align their pricing with current market conditions are often seeing stronger results.

Despite these adjustments, homes are still selling relatively quickly. Many properties are going pending in just a few weeks, and sale-to-list price ratios remain close to 100%, indicating continued buyer interest.

Across Contra Costa County, the market is moving toward a more balanced dynamic. While it is not as fast-paced as previous years, it continues to reward preparation, presentation, and thoughtful negotiation.
