A Comparative Market Analysis, commonly referred to as a CMA, is a tool used by real estate professionals to estimate the value of a home based on recent comparable sales, active listings, and current market conditions.

A CMA looks at homes that are similar in size, location, and features to provide a range of value for a property. This helps homeowners understand how their home fits into the current market.

While online valuation tools can provide a general estimate, they often rely solely on public data and algorithms. These tools may not reflect important details such as a home’s condition, level of updates, floor plan, or how the home presents in person.

Two homes with similar square footage and location can have very different values depending on these factors.

A CMA allows for a more personalized evaluation. By viewing a home and understanding its unique features, a real estate professional can better interpret how buyers may respond to the property.

The beauty of experience is knowing how to evaluate both the data and the details. With decades of experience and hundreds of transactions, there is very little I have not encountered.
