How long does it take to get my home ready to sell?

Frequently asked questions like this are easy to answer, but they rely on other factors.  What are those factors? 

Deferred Maintenance?  - Is there any deferred maintenance on the home, like peeling paint or trims, floor damage or stains, old carpeting, paint or patches, windows leaking or broken, etc.  These are first on the list to get handled as they are a baseline to make your home sound so that someone wants to buy it and make the improvements over time.  Their lender, if they get a loan, wants the home habitable, with all components working, to make a loan in most cases.  Make sense?

Inspections and Reports and Disclosures? – Have you had the presale inspections of pest, home inspection, chimney, roof, sewer, etc?  Some inspection companies do several of these at the same time, while others have separate inspectors for their specific inspection type.  The benefit to a seller to doing inspections up front is that if there are things, small or large that might be a problem, you will know PRIOR to having a buyer…so you can deal with it the way you choose vs. once you have a buyer, they get a vote as to how it’s handled.

Are you moving out prior to market?  When do you need to be gone/sold? –  Are you purchasing another home, or have a deadline to be somewhere?  Are you going to be staging your home? The more of your things in the home, the longer it will take to relocate some items to make rooms look larger, and make closets about half empty so it looks like a lot of space.  Do you need to paint or install flooring before you stage, if that is your desire?  The coordination of all of that takes more time than if you were already to go.

The short answer is – we can have your home ready for market in a few days to a few weeks, depending on your timeline, how ready to be ready you are, and the above items being coordinated.  That’s what we do…coordinate your home sale.  Much of a Seller’s Real Estate Professional’s work happens prior to market, if you have a very proactive Realtor.  They will go over bids and budgets and help you decide based on what needs to be done, the budget allowable, and your timelines.  They typically have Teams of folks to help with the various tasks.   It’s not putting up a sign and waiting for offers.  That can be evidenced by the dilemma of the two house in the same subdivision, one that sells quickly and at a high price, vs the other sitting there.  Your professionals know the things that make a difference to buyers.  (BTW we are out there talking to buyers on a daily basis…feeling the pulse of the local market.)
