Here’s a simple way to look at it:

• Seller’s Market: Less than 3 months of inventory
• Balanced Market: Between 3–6 months
As of October, Walnut Creek remains in a seller’s market, with just over two months of available inventory.
That said, today’s conditions are a bit different than what we’ve seen in recent years.
Inventory has been tighter in past seasons—sometimes dipping below 30 days—so the current environment may offer buyers a bit more breathing room.
Pending sales often tell the real story of the market. With 51 homes pending—an 88.9% increase from the previous month—we’re seeing renewed buyer activity, which may be influenced by recent shifts in interest rates.
Here’s a quick snapshot:
• For Sale: 57 homes (down 24% month-over-month)
• Pending: 51 homes (up significantly)
• Closed Sales: 27 homes (reflecting a typical seasonal slowdown)
So why is it still a seller’s market?
Because inventory remains limited.
At the same time, buyers may find more opportunities to negotiate and take a more thoughtful approach—something we haven’t consistently seen in past cycles.
We’re also seeing more contingent offers, where buyers are coordinating the sale of their current home. This creates flexibility on both sides, and every negotiation depends on the property and the people involved.
