Don’t Wait Until You’re “Ready to List” to Talk With a Real Estate Agent

Many people think they should contact a real estate agent only when they are ready to put their home on the market.

But when you are considering downsizing, relocating, aging in place, or planning for a future move, the best time to start the conversation is often well before you are ready to move—sometimes months, a year, or even longer in advance.

There is no pressure and no commitment simply because you ask questions. In fact, early planning can give you more time, more choices, and more confidence when the time comes to make a decision.

Later-in-life moves involve more than a house

A move later in life is often about much more than selling a home.

For many people, it can include deciding what feels right for the next stage of life, talking with family, sorting through decades of belongings, and thinking through financial and lifestyle considerations. It can feel like a lot because it often is a lot.

Some of the topics that may come up include:

  • Decluttering and downsizing years of belongings.

  • Deciding whether to age in place or move.

  • Understanding today’s real estate market and the equity in your home.

  • Having family conversations and making a plan together.

  • Preparing a home for sale over time rather than all at once.

  • Exploring retirement communities, smaller homes, or other housing options.

  • Coordinating timing with financial, estate, or family considerations.

  • Identifying trusted local resources when support is needed.

The good news is that none of these decisions need to be made all at once.

Start the conversation early

Talking with a REALTOR® early does not mean you are committing to list your home tomorrow.

It means you have someone who can help you understand the local market, discuss possible timelines, identify what preparation may be worthwhile, and help you think through your options at your own pace.

An early conversation may include questions such as:

  • What might my home be worth in today’s market?

  • What would I need to do before selling?

  • Which improvements are worthwhile—and which are not?

  • How much time should I allow for decluttering and sorting?

  • What kinds of homes or communities might fit my next chapter?

  • If I want to stay in my home, what should I consider?

  • What local professionals or resources could be helpful?

Knowing the answers early can reduce the pressure of having to make important choices under a deadline.

Planning creates more options

When a move is rushed, homeowners may feel they have to make decisions quickly: what to keep, what to donate, what repairs to make, when to sell, and where to go next.

Planning ahead gives you time to take one step at a time.

You might begin with a small decluttering project. You may decide to make updates to your home gradually. You may want to have family conversations before a move becomes urgent. Or, you may simply want a clearer picture of your home’s value and the local housing options available to you.

There is no “right” timeline. The important thing is having enough information to make choices that feel right for you and your family.

What an SRES® can offer

As a Seniors Real Estate Specialist® (SRES®), I have specialized training focused on serving clients age 50 and over as their housing needs, lifestyle, and financial considerations evolve. The SRES® designation is designed to help real estate professionals better understand the distinct housing, financial, and lifestyle considerations that can arise for clients 50 and older.nar+1

That does not mean an SRES® replaces your attorney, financial professional, tax advisor, contractor, or healthcare provider. It means you have a REALTOR® who understands that a later-in-life move can involve practical, emotional, and family considerations alongside the real estate transaction.

My role is to listen, provide local market guidance, help you create a real estate plan, and connect you with appropriate trusted resources when needed.

You do not have to decide today

If you are thinking about downsizing, selling, moving closer to family, exploring a retirement community, or simply wondering what your options may be, you do not have to have all the answers today.

You also do not have to wait until a move feels urgent.

Starting the conversation now gives you time to gather information, make a plan, and move forward when—and if—the timing is right for you.

A future move can feel more manageable when you have time, information, and support.

REALTOR® and RESOURCE are synonymous. It’s your real estate journey… I am the guide.

Your REALTOR® for life,

Terrylynn Fisher
