Why Are Some Homes Staying on the Market Longer?

Why Are Some Homes Staying on the Market Longer 2026

Learn why some homes stay on the market longer in the Bay Area. Terrylynn Fisher, Broker Associate with Dudum Real Estate Group, explains how pricing, condition, presentation, and competition affect days on market.

In the California Bay Area, some homes sell quickly, while others may stay on the market longer than expected. If you’ve ever wondered why, the answer is usually a combination of market conditions, pricing, presentation, and buyer perception.

Here’s what I’ve learned after decades in real estate and hundreds of transactions:

If a home isn’t getting the response expected, the market is giving us feedback—and we adjust.

The good news is that a home sitting longer is not always a bad sign. Often, it simply means buyers need a clearer reason to act. That is where thoughtful preparation and smart pricing can make a real difference.

1. Pricing May Be Out of Sync With the Market

One of the most common reasons a home lingers is pricing. If buyers feel the home is priced above similar properties in the area, they may hesitate or skip it altogether. In a market like Contra Costa County, buyers are watching value closely, especially when interest rates and monthly payments affect affordability.

2. The Home May Need More Preparation

Condition matters. Homes that feel dated, cluttered, poorly maintained, or in need of obvious repairs often stay on the market longer. Even small improvements — fresh paint, landscaping, cleaning, lighting updates, or staging — can make a home feel more inviting and more competitive.

Today’s buyers are often looking for homes that feel move-in ready. Properties that are well-maintained, clean, and thoughtfully prepared tend to show better and create a stronger first impression.

Small improvements and preparation can make a meaningful difference in how a home is perceived.

3. Presentation Can Affect Buyer Interest

First impressions matter. Today’s buyers often begin their search online, which means photos, online presense, and overall marketing presentation are critical. If a home is not presented well online, many buyers will never schedule a showing in person.

4. The Home May Not Stand Out From the Competition

In any active market, buyers compare one home to another. If similar homes nearby are better priced, better maintained, or more attractive to buyers, a listing can sit longer simply because it does not stand out enough.

5. Location and Market Shifts Can Play a Role

Real estate is highly localized. Even within the same city, demand can vary based on neighborhood, price range, and property type.

Some areas may experience stronger activity, while others may move at a slower pace depending on current buyer demand.

Sometimes a home stays on the market longer because of location factors, changing inventory levels, or shifting buyer demand. Some neighborhoods move faster than others, and the market can change quickly from one season to the next.

6. Buyer Confidence Matters

Buyers want to feel confident that a home is worth the price and the effort. When a listing raises concerns — whether about condition, pricing, or how the property has been marketed — buyers may wait, watch, and move on to something else.

Buyer behavior can shift over time. Factors such as interest rates, inventory levels, and overall market conditions can influence how quickly homes sell.

The Takeaway

A home staying on the market longer does not mean it cannot sell. It usually means the right adjustments may be needed to improve buyer interest and create momentum. With the right pricing strategy, presentation, and marketing plan, many homes can move from overlooked to sold.
